What's Actually Happening Behind the Numbers

The mid-market West Side detached segment is genuinely active. Kitsilano detached homes around $2.5M to $3.5M are attracting multiple offers when well-priced. Dunbar and Point Grey are seeing strong family-buyer interest. Kerrisdale, Arbutus, and Mackenzie Heights are absorbing buyers who want established West Side neighbourhoods without Shaughnessy-level pricing. The 14% year-over-year gain in detached sales is real and meaningful here.

The luxury detached story is different. Anything above $4M, particularly Shaughnessy mansions and the upper end of Point Grey, continues to sit longer than it did a few years ago. Buyer leverage is real at the top of the market, and motivated sellers are negotiating. If you're a buyer with patience and pre-approval for a luxury detached, this is one of the best windows since 2019.

Downtown luxury condos are the softest segment on the West Side.
