Port Moody Real Estate Market & Neighbourhood Guide

Last updated: May 2026 (using April 2026 REBGV data)

The Port Moody Market Right Now

Port Moody is one of the more nuanced markets in the Tri-Cities right now. Sales activity is up 6% year-over-year, which is the strongest yearly gain in the region. But inside that overall number sit three different markets moving at three different speeds. If you're buying or selling here, you need to know which one applies to you.

Detached homes are firmly in buyer's market territory with elevated inventory and longer days on market. Condos are balanced and increasingly active. Townhomes are still the tightest segment, with motivated family buyers competing for limited inventory in places like Heritage Mountain and Klahanie. Port Moody's biggest strengths haven't changed: SkyTrain access via the Evergreen Line, top schools, the brewery district, and Rocky Point.

What's Actually Happening Behind the Numbers

Port Moody's detached market is the buyer opportunity of the spring. Inventory is sitting, prices are softer than a year ago, and motivated sellers are negotiating. Heritage Mountain, Heritage Woods, and Glenayre detached homes are the value plays right now if you're a buyer with patience and pre-approval ready.

The condo market has rebalanced. Condo inventory more than doubled compared to last year, which gave buyers leverage back. That said, demand is still solid (especially near the Inlet Centre and Moody Centre SkyTrain stations), and well-priced condos are still moving within 30 days.

Townhouses remain the tightest market. Family buyers who can't stretch to detached at $2M are competing for townhomes around $1M. Heritage Mountain and Klahanie townhomes in particular are still seeing multiple offers when priced right.

Selling in Port Moody? Here's What to Know

Port Moody's overall sale-to-list ratio of 100% looks like a strong seller's market, but the truth is the average is being held up by townhouses. Detached sellers are seeing offers below asking, while townhouses still routinely sell at or above list. Knowing where your property sits in the segment matters more here than almost any market in Metro Vancouver.

On a $2M Port Moody detached or a $1M townhouse, traditional commissions take a serious bite. With One Percent Realty, you keep that money.

Frequently Asked Questions

What's the average home price in Port Moody?

As of April 2026, Port Moody's median sale price is $814,500 across all property types. Detached median is $1.99M, townhouses $979K, condos $724K.

Is Port Moody a buyer's or seller's market in 2026?

It depends on property type. Detached homes are firmly a buyer's market with elevated inventory. Townhomes still lean seller, with competitive bidding on well-priced units. Condos are balanced.

What's the most expensive neighbourhood in Port Moody?

Heritage Mountain and Heritage Woods are the priciest established pockets, with detached homes regularly trading north of $2M. Anmore and Belcarra take it further into acreage and luxury rural territory.

Is Port Moody a good place to invest in condos?

The fundamentals are solid. Evergreen Line SkyTrain, strong school catchments, and the Rocky Point/brewery lifestyle draw consistent renter demand. The recent inventory increase means buying conditions are better than they've been in years.

How much can I save selling with One Percent Realty in Port Moody?

Savings scale with your home's price. On a $2M Port Moody detached, sellers often keep tens of thousands of dollars in equity that would otherwise go to commission.
