I also help buyers find the right property at the right price, guiding you through every step from your first viewing to getting the keys. Whether you're selling your home or buying your next one, I'm here to make the process straightforward and keep more money in your pocket.

Highgate

Your Guide to Highgate Real Estate

Highgate is the South Burnaby neighbourhood anchored by Highgate Village shopping centre, sitting between Kingsway and Edmonds Street. It's one of the most accessible family-friendly condo and townhome markets in Burnaby, with Edmonds SkyTrain at the southern edge, full amenity-rich shopping, the new Edmonds Community Centre, and pricing that beats Metrotown for similar product. If you want urban convenience at a more accessible price point, Highgate is one of the strongest value picks in South Burnaby.

A Quick Look at the Highgate Market

Highgate is heavy on condos and townhomes with a stock of detached homes north of the Highgate Village commercial centre. The condo market here is one of the most active in South Burnaby, with both established mid-rise buildings and a newer wave of high-rise developments near Edmonds Station. Townhomes in family-oriented complexes attract steady demand. For current building-specific pricing, reach out and I'll pull live numbers.

Who Lives in Highgate

One of the most diverse neighbourhoods in Burnaby. Strong family presence across multiple cultural communities, a meaningful renter population in the condo buildings, and a growing first-time-buyer crowd attracted by the value-to-amenities ratio. Less downsizer-from-Vancouver presence than Metrotown, more middle-class family character throughout.

Schools and Family Life

Elementary catchments include Maywood Community School, Stride Avenue Community School, and Twelfth Avenue Elementary depending on the address. Secondary students attend Burnaby South Secondary, Byrne Creek Secondary, or Cariboo Hill Secondary depending on exact location. Ron McLean Park is the major local green space anchor, sports fields, playground, and gathering spaces. Byrne Creek Ravine Park to the south gives you forested trails and natural habitat. The new Edmonds Community Centre at Highgate Village offers a pool, gym, library, and programming.

Getting Around

Edmonds SkyTrain Station sits at the southern edge of Highgate, walking distance from most of the neighbourhood. From there, downtown Vancouver is 25-30 minutes, Metrotown is 5, New Westminster is 5. Bus connections along Kingsway and Edmonds Street are frequent. Walk Score around Highgate Village is excellent. Drivers have direct access to Kingsway and the Trans-Canada via Edmonds and 10th Avenue.

What's Nearby

Highgate Village shopping centre anchors retail, Save-On-Foods, restaurants, banking, services, and a large mix of small businesses. Edmonds Community Centre and the new Burnaby Public Library branch sit right there. Metrotown is a 5-minute SkyTrain ride for major shopping. Deer Lake Park is a short drive away for nature access. Ron McLean Park and Byrne Creek Ravine Park give you green space in-neighbourhood.

The Housing Stock

Heavy condo and townhome mix. Established mid-rise concrete buildings throughout the neighbourhood, often with two-and three-bedroom family-sized units. A growing supply of newer high-rise condos near Edmonds Station including the Edmonds Tower and surrounding projects. Townhome complexes throughout, many built in the 90s and 2000s. North of Kingsway you'll find detached homes, often older builds with renovation potential. Lot sizes in the detached pocket vary.

Recent Market Activity

Highgate has been a steady family-buyer market because the value comparison to Metrotown is genuinely favourable. New supply continues to add inventory near Edmonds Station, which keeps the entry-level segment active. Townhomes in well-run complexes move quickly. The opening of the new Edmonds Community Centre at Highgate Village in recent years added real amenity value to the neighbourhood.

Is Highgate Right for You?

It's right for you if you want urban condo or townhome living at a more accessible price point than Metrotown. It's right for you if you have a family and value the new community centre, library, and parks. It's right for you if you commute to Metrotown, downtown Vancouver, or New Westminster, Edmonds Station puts you minutes from all three.

It's not for you if you want the high-end retail and dining options of Metrotown, Highgate Village is functional but not destination-shopping. It's not for you if you want a quiet detached neighbourhood, the area is dense and active. Kingsway carries heavy traffic and addresses near it have noise considerations. Older condo buildings vary widely in maintenance, building selection and depreciation report review matter.
