About Me

I'm Michael Bortolin, a REALTOR® with One Percent Realty serving the Lower Mainland — New Westminster, Tri-Cities, Burnaby, Vancouver, and Ridge Meadows. My background in sales gives me an edge when it comes to negotiation, pricing strategy, and getting the best possible outcome for my clients.

I work with sellers who want full-service representation without the inflated commission. That means professional photography, MLS exposure, open houses, and hands-on support from listing to closing — for just 1%.

I also help buyers find the right property at the right price, guiding you through every step from your first viewing to getting the keys. Whether you're selling your home or buying your next one, I'm here to make the process straightforward and keep more money in your pocket.

Edmonds

Your Guide to Edmonds Real Estate

Edmonds is the South Burnaby neighbourhood anchored by Edmonds SkyTrain Station and the surrounding town centre area. It's been one of the fastest-growing parts of Burnaby for the past decade, with significant new high-rise condo construction reshaping the skyline around the station and town centre. Edmonds offers some of the newest condo product in South Burnaby at price points that beat Metrotown, with strong family infrastructure and transit access that makes it a serious value proposition.

A Quick Look at the Edmonds Market

Edmonds is heavily condo-focused with a growing high-rise inventory near the SkyTrain station. Townhomes and older detached homes exist in the surrounding streets. New construction is meaningfully reshaping the market, projects like the Edmonds Tower and the broader transit-oriented developments around the station have added significant new supply. Detached homes in the South Slope area south of Imperial offer family-home options. For current pricing on a specific building or block, reach out and I'll pull live numbers.

Who Lives in Edmonds

One of the most multicultural neighbourhoods in Burnaby with significant Asian, South Asian, and Filipino communities. Heavy family presence, a growing first-time-buyer crowd attracted by newer construction at accessible prices, and a meaningful international student population in the rental market given the proximity to BCIT and SFU via transit. Less downsizer-from-Vancouver presence than Metrotown.

Schools and Family Life

Elementary catchments include Edmonds Community School, Twelfth Avenue Elementary, Stride Avenue Community School, and Second Street Community School depending on address. Secondary students attend Byrne Creek Secondary or Cariboo Hill Secondary. The new Edmonds Community Centre at Highgate Village is the major family-life amenity, pool, gym, library, programming, and meeting spaces. Byrne Creek Ravine Park offers forested trails and natural habitat right in the neighbourhood.

Getting Around

Edmonds SkyTrain Station is the anchor. Downtown Vancouver is 25-30 minutes by SkyTrain, Metrotown is 5, New Westminster is 5, Surrey Central is 10. Bus connections along Edmonds, Canada Way, and Kingsway are frequent. Drivers have direct access to the Trans-Canada via Edmonds Street, plus Kingsway for trips west and Highway 91 to the south. The neighbourhood is becoming increasingly walkable as new mixed-use development fills in near the station.

What's Nearby

Highgate Village shopping centre is a short walk or one bus stop away, Save-On-Foods, the new community centre and library, services and small retail. Real Canadian Superstore at Market Crossing covers larger grocery and shopping needs. Byrne Creek Ravine Park is the local nature anchor. Deer Lake Park is a short drive for major green space and cultural attractions. Metrotown is 5 minutes by SkyTrain for major shopping.

The Housing Stock

Heavy on new and recent condo construction. The Edmonds Tower and surrounding projects represent the newest wave of high-rise concrete condos with full amenity packages. Established mid-rise condos throughout the broader neighbourhood. Townhome complexes from the 90s and 2000s. Detached homes in the South Slope area south of Imperial Street, often on standard lots, some with significant view potential toward the Fraser River. Older parts of Edmonds have some heritage charm dating back to the original tram-line settlement.

Recent Market Activity

Edmonds has been one of the most actively-developing parts of Burnaby. New high-rise supply has steadily added inventory and reshaped the price structure. The new Edmonds Community Centre and renewed Highgate Village retail have added real amenity value. Family demand for newer townhomes and condos remains strong. The detached-home market in South Slope is steady, often attracting buyers who want a Burnaby South Secondary catchment address.

Is Edmonds Right for You?

It's right for you if you want newer condo construction at a price point below Metrotown. It's right for you if you commute via SkyTrain to Vancouver, Metrotown, or New Westminster. It's right for you if you have a family and value the new community centre, parks, and schools.

It's not for you if you want the high-end retail and restaurant scene of Metrotown, Edmonds is more functional and family-oriented. Construction activity is ongoing and will continue for years as the area densifies, dust, noise, and crane traffic are part of the current reality. Some older buildings near the station have had significant special levies or maintenance issues, building selection and condo doc review matter. Kingsway and Edmonds Street carry heavy traffic and addresses near them have noise considerations.
