Buckingham Heights

Your Guide to Buckingham Heights Real Estate

Buckingham Heights is one of Burnaby's most prestigious detached-home neighbourhoods, sitting just southeast of Deer Lake Park between Canada Way, Walker Avenue, Burris Street, and Imperial Street. Large lots, stately homes, mature trees, and immediate access to Deer Lake Park and the Shadbolt Centre for the Arts. If you want upscale detached living in Burnaby with real lot size and proximity to the city's cultural heart, Buckingham Heights is at the top of the shortlist.

A Quick Look at the Buckingham Heights Market

Buckingham Heights is almost entirely detached homes on R1-zoned lots, many of which are 7,000 to 10,000 square feet and some significantly larger. Townhome and condo inventory is essentially nonexistent within the neighbourhood. Pricing here is among the highest in South Burnaby, with custom-built newer homes and substantial renovated character homes commanding real premiums. Some properties have North Shore mountain views. For current pricing on a specific street or lot, reach out and I'll pull live numbers.

Who Lives in Buckingham Heights

Established upscale families, professionals, executives, and a meaningful international buyer presence given the school catchment and prestige factor. Heavy long-term ownership, families tend to stay for decades. The neighbourhood has a settled, mature character with strong pride-of-ownership visible in the gardens and home maintenance throughout.

Schools and Family Life

Buckingham Elementary is the local catchment school and is among the highest-rated public elementary schools in BC. Brantford Elementary, which offers an excellent French Immersion program, serves portions of the area. Secondary students attend Burnaby Central Secondary School, a newer-build secondary school near city hall with strong academics and a wide program offering. Deer Lake Park is the family-life centrepiece, 110 acres of forested park, the lake itself with kayaking and paddleboating, walking trails, and the cultural facilities at the Shadbolt Centre and Burnaby Village Museum.

Getting Around

Buckingham Heights is not a transit-oriented neighbourhood, this is a car-dependent area. Royal Oak SkyTrain Station is the closest, but it's a 10-15 minute drive or a longer bus ride. Edmonds and Patterson stations are also reachable. Bus service along Canada Way is decent. Drivers have direct access to Canada Way, Highway 1 via the Sprott interchange, and Kingsway for trips across Metro Vancouver. Downtown Vancouver is roughly 20-25 minutes by car off-peak, longer in traffic.

What's Nearby

Deer Lake Park is the headline, 110 acres of forested parkland on the neighbourhood's doorstep with walking trails, the lake itself, the Shadbolt Centre for the Arts, the Burnaby Art Gallery, and the Burnaby Village Museum with its restored 1912 C.W. Parker Carousel. The annual Burnaby Blues and Roots Festival, Symphony in the Park, and Opera in the Park all happen at Deer Lake. Highgate Village shopping is a 5-minute drive south, Metrotown is 10 minutes west. Burnaby Winter Club and Burnaby Lake Regional Park are minutes away.

The Housing Stock

Almost entirely detached homes on R1-zoned lots, often 7,000-10,000 square feet or larger. You'll see a mix of substantial mid-century homes from the 1950s and 60s, custom-built newer homes from the 2000s through to recent construction, and some heavily renovated character properties. Architectural variety is real, Tudor revival, contemporary, Tuscan-inspired, modern, and traditional all represented. Many homes have basement or laneway secondary suites. Some lots have North Shore mountain views. Streams from Deer Lake watershed run through some properties.

Recent Market Activity

Buckingham Heights has remained one of the most stable upscale detached markets in Burnaby. The combination of large lots, top schools, Deer Lake proximity, and the broader prestige of the neighbourhood maintains consistent demand. Newer custom-built homes attract premium pricing. Properties with mature landscaping and updated systems on larger lots are particularly sought after.

Is Buckingham Heights Right for You?

It's right for you if you want upscale detached living with significant lot size, mature trees, and proximity to Deer Lake Park's cultural and recreational amenities. It's right for you if you have a family and the school catchment is important. It's right for you if you value a settled, established neighbourhood with strong pride-of-ownership.

It's not for you if you need walking-distance transit, this is car-dependent. It's not for you if you want walking-distance retail and restaurants, those are short drives away rather than at your door. Larger lots and older homes can require significant maintenance budgets, particularly homes with mature trees and complex landscaping. Some homes have streams running through them which adds complexity to any future renovations or additions.
